                        • Its very crucial, especially when purchasing a condo, that you inform yourself on the financial standing of the building, that it is properly managed by a reputable company, that it has a great board of directors, that your condo fees are ample enough to maintain the care of the building, that its a solid building with 'good bones', that the building is being properly maintained inside and out so that there are no huge expenses that could arise which could potentially cause you great financial hardship. Getting the condo review documents is NOT a step that anyone should EVER miss. Its JUST as important as the legal representation needed to expedite your purchase properly.<\/span><\/li>\n<\/ul>\n<\/div>\n<\/div>\n<\/div>\n

                              • I would share the details of the 2 issues which I would not have asked about - e.g. there had been a cash call prior to my purchase which the previous owners had not paid. There was no motion on the books about a cash call and no formal receipt from the previous owner. I asked for both and got both. If I hadn't there was a chance that I could have been held responsible for the cash call.<\/span><\/li>\n<\/ul>\n<\/div>\n<\/div>\n<\/div>\n

The more knowledge you have about the finances of your condo building and how it is being managed means there will be fewer financial surprises and it gives you the choice to pass on the condo if the documents suggest it could be a money pit. On the other hand it will also give you confidence that you are selecting the right condo for you if the report is favourable. We were first time condo buyers and were not sure what we needed to be aware of. Condolyzers took care of that for us.<\/span><\/li>\n<\/ul>\n<\/div>\n<\/div>\n<\/div>\n
