DOCUMENT REVIEW SERVICE<\/strong><\/span><\/h3>\n\n\n\n\n
General Information<\/span><\/td>\n<\/tr>\n
We review documents for all types of Condominiums (Residential, Commercial, Recreational, Boat Docks (\"Dockominiums\"), etc.<\/span><\/p>\n

When purchasing a Condominium, you get much more than just your unit and possibly a parking stall or two.\u00a0 You are also buying into the \u201cbusiness\u201d.<\/span><\/p>\n

There are many business documents that should be reviewed before you remove conditions on your potential home and commit to being a part of this \u201cbusiness\u201d venture.<\/span><\/p>\n

We use our specialized knowledge to examine the Condominium Documents and provide a written summary stating the facts of the findings.\u00a0 The report may be sent via email or fax.\u00a0 A follow up telephone call to provide clarity or answer questions is also included as part of the service.\u00a0 Our goal is to ensure the client is given the facts needed to proceed with or discontinue the condo purchase.<\/span><\/p>\n<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n\n\n\n\n

  • Double Check Condo Fee Amounts.<\/span><\/li>\n
  • What utilities and\/or other services are included in the Condo Fees?<\/span><\/li>\n
  • Are there any Bylaws\/Rules a buyer should be aware of?<\/span><\/li>\n
  • Are there any use and occupancy restrictions: such as age restrictions, pet prohibitions or restrictions, etc?<\/span><\/li>\n
  • Are there any Developer\/Builder exemptions a buyer should be aware of?<\/span><\/li>\n
  • Type of Condominium (bare land or structural)?<\/span><\/li>\n
  • Is there parking or Storage?\u00a0 If so, what type?<\/span><\/li>\n
  • What is the Owner is responsible to repair, maintain and\/or replace?<\/span><\/li>\n
  • What is the Condominium responsible to repair, maintain and\/or replace?\u00a0\u00a0<\/span><\/li>\n
  • Are there any notable maintenance items or building deficiencies\u00a0noted?<\/span><\/li>\n
  • What Insurance is required by the Owners and the Condo Corp? Does the condo have proper insurance coverage to protect the Owners?<\/span><\/li>\n
  • Are there any current or impending legal actions?<\/span><\/li>\n
  • Have any restrictive covenants been registered upon the title to the unit?<\/span><\/li>\n
  • Are there any easements or other registered documents that could affect an Owner?<\/span><\/li>\n
  • Capital Reserve Study - Are there any important items to note from the report?\u00a0\u00a0<\/span><\/li>\n
  • Condo Budget and Operating Financials - Are there any deficiencies or shortfalls?\u00a0\u00a0Review and comment on financial trends.\u00a0 Are there any budget items out of the ordinary or of particular interest?<\/span><\/li>\n
  • Have any Special Levies been passed or forthcoming?<\/span><\/li>\n
  • Review meeting minutes. Are there any important items to note (good or bad)?<\/span><\/li>\n
  • Review and comment on any other document provided by the Customer.<\/span><\/li>\n<\/ul>\n<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n

    The client is responsible to collect the documents from the Condominium Corporation.\u00a0 Once we have received the documentation, we will proceed with the review.<\/span><\/p>\n

    A review can take up to 7 business days to complete.\u00a0 Please ensure adequate time is considered to remove conditions from your offer to purchase. However, a rush service is available for those rare cases with tight timelines.<\/span><\/p>\n
